HMOs & Lettings

Cooler rooms, easier lettings

Top-floor rooms in a converted townhouse can be unbearable in summer. We fit room-by-room cooling that keeps tenants comfortable, stays compliant, and adds a genuine letting point.

What this sector needs

Designed around how the building is actually used

01

Rooms that overheat

Top floors and converted lofts hold heat long into the night. A room-sized unit fixes the room tenants complain about, without cooling the whole house.

02

Billing and fairness

Room-by-room units with individual metering or simple controls avoid arguments about who is running the cooling and who pays for it.

03

Licensing and safety

Units and pipework must not obstruct escape routes, windows or fire doors. We plan routes with your licensing conditions and fire risk assessment in mind.

Systems we specify

The right hardware for the room, not a one-system answer

Room wall units

One unit per bedroom, each controlled by the tenant — the simplest way to cool a multi-let property.

Multi-split systems

Up to five rooms on a single outdoor unit, keeping external clutter and cost down on smaller properties.

Communal area cooling

Kitchen and lounge cooling for larger shared houses where heat and cooking smells collect.

Example installations

How a project here comes together

Typical commercial projects of this size and shape from our work across Devon and the South West.

Five-bed HMO, top floor

Five room units on two multi-split outdoor units, with condensate routed internally to waste and pipework boxed in.

Every bedroom controllable by its tenant, with no visible trunking in the common parts.

Portfolio of converted flats

Individual systems per flat, installed between tenancies with certificates and manuals left in each property.

Turnarounds kept to days, and each flat has its own documented, compliant install.

Ongoing maintenance

Looked after for the life of the system

Landlords need evidence as much as comfort. Our visits produce a record per unit that stands up in a licensing review or a deposit dispute.

F-Gas registered · REFCOM registered

Common questions

FAQs

Will cooling breach our licensing conditions?

Not when it's planned properly. We keep units clear of escape routes, windows and fire doors, and provide documentation you can put in front of your licensing officer.

Who pays for the electricity?

That's your call. Room-by-room units can be individually metered or on a landlord supply; we'll advise what suits your tenancy agreements.

Can you install between tenancies?

Yes. We work around void periods and can complete a typical room in a day, so turnarounds stay short.
